Plan your EMI before you shortlist homes

Use price, down payment, and tenure together — not in isolation. How to stress-test a loan before you fall in love with a floor plan.

Start with a monthly number

Most buyers begin with a locality or BHK count. Flip the order: decide what monthly outflow is comfortable after rent, savings, and emergencies — then work backward to affordable ticket size.

Our EMI calculator models principal, interest split, and total cost over tenure so you see the full picture, not just the headline installment.

Down payment changes everything

A 20% down payment on ₹2 Cr leaves a ₹1.6 Cr loan; at 10% down, the loan swells to ₹1.8 Cr and EMI rises proportionally. Lenders also price risk differently by LTV band.

Stress-test +1% rate hikes: if the EMI still feels manageable, you have buffer for rate cycles.

Factor brokerage savings into budget

Skipping 2% brokerage on a ₹2 Cr purchase frees ₹4 lakh — enough to cover registration, basic interiors, or a larger down payment that permanently lowers EMI.

Combine affordability sliders on the homepage with the full EMI tool before you shortlist on the map.
